What a glulam house costs near Moscow in 2026
Three numbers decide the budget: the beam section, how far the delivery runs from the plant, and where you stop — kit, warm shell or a house you can move into.
The three stages priced separately
Kit only. The milled beam set, delivered. In 2026 quotations around Moscow this is the smallest and most comparable number, because it is almost pure factory work. Ask whether the price includes the CNC cutting of openings and the sealing tape, and whether unloading on site is yours or theirs.
Warm shell. Kit plus foundation, assembly, roof, windows and doors — the stage after which the building survives a winter without heating and can be worked on inside. This is the most useful line to compare between contractors, because it is the last stage where everyone is still selling the same thing.
Turnkey. Everything to a habitable house. Comparison breaks down here: one company counts a heat pump and a finished bathroom, another counts white walls and a boiler stub. Ask for the itemised list before comparing totals; the difference between two “turnkey” quotes is usually in what each decided not to mention.
What moves the number
- Section. Going from 180 to 200 mm adds roughly a tenth to the wall cost and almost nothing to the heating bill — the roof and windows dominate that.
- Span. Any room wider than about six metres starts to need either a beam of larger section or a post, and the second option is usually cheaper and less pretty.
- Geometry. Every angle that is not ninety degrees is a separate CNC programme. A complicated plan can add more than the material upgrade would.
- Distance. Most glulam lines sit in Vologda, Kirov and Karelia. Delivery to the Moscow region is a real line in the estimate; a company with a Moscow yard is cheaper to deal with when something needs replacing mid-build.
How to read a quote
Ask for the estimate split by stage, not a single number. Ask what happens if the kit arrives with a beam out of tolerance, and whether the replacement is the plant’s cost or yours. Ask for the date the price is valid to — timber prices move with the season, and a quote without an expiry date is a quote that will be revised when you sign.
